The property is located within Surrey, one of the largest and wealthiest Counties in the United Kingdom. The borough shares borders with London, Kent, West Sussex and Hampshire and Berkshire and has a population of 1.2 million people. The location of this project is in close proximity to rolling hills and forests as well as being placed within a 5 minute walk from a train station with direct trains into the heart of London, making it the ideal commuter town.

The Property

The property is a 6 storey office that has been disused largely due to the Covid lockdowns.

The Strategy

With a big shift of working patterns due to Covid, there has been a slow return to officed based working and a bigger emphasis on mobile and remote working. With demand for offices drastically reduced, it opens the door to converting this space into residential.

The strategy here would be to convert the entire building to residential, and should the demand warrant it, a mixed use building, with commercial on the ground floor.
